Loudoun County Homes and Real Estate

Driving through the towns of Ashburn, Brambleton, Leesburg, South Riding, Sterling and Potomac Falls, it’s easy to see why Loudoun County, VA is consistently ranked as one of the fastest growing counties in the United States! Loudoun County provides much more than a property address to its ¼ million+ residentsLoudoun County, Virginia provides an extensive job base and a phenomenal public school system. In 2007, Loudoun County had the highest per capita income in the country.
 
Many residents of Loudoun who don’t work in the county commute to the nearby job bases of Reston, Tysons Corner, and Washington, DC. These commutes are made much easier thanks to the construction of the Dulles Toll Road and it’s privately owned extension, The Dulles Greenway.  
 
When one thinks of Loudoun County, VA from a historical perspective, images of Middleburg and Northern Virginia’s rolling countryside likely come to mind. While this stereotypical version of Loudoun County still exists today in towns such as Middleburg, The Plains, Aldie and Lincoln, LoudounCommunities.com focuses on the more developed eastern Loudoun County.  
 
Loudoun County’s enormous growth spurt can be directly linked to the construction of Dulles International Airport in 1962.  While at this time many residents of the Washington, DC area felt as if their new airport had been built in the middle of nowhere, that certainly is not the case today.  Fairfax County, Loudoun’s neighbor to the east is largely built to capacity and in many ways Loudoun County has taken over as the economic engine of the Washington, DC Capital region.  
 
Heading west on Rte 7 from Tysons Corner and Reston, Potomac Falls, VA will be on one side of the road and Sterling, VA is on the other. To the north of Leesburg Pike (aka Rte 7), is the Potomac Falls.  The Potomac Falls area was traditionally considered part of Sterling, but after the opening of the 20165 post office, which was built to service large neighborhoods such as Countryside, Cascades, Great Falls Chase and Lowes Island that the name Potomac Falls really took off.  The name Potomac Falls, Virginia essentially plays off the name of Great Falls, which is located just down the Potomac River to the east, across the Fairfax County line.  To the south of Leesburg Pike is the Dulles area, which largely centers around Sterling Park, which was Loudoun County’s first planned community, built in the 1960’s.  
 
About the same time that Potomac Falls started taking off, the area just west along Leesburg Pike, Ashburn, starting a growth spurt of it’s own with the construction of Ashburn Village, Ashburn FarmFarmwell Hunt and Belmont Country Club.  By the early 2000’s, Ashburn had grown so large that the wide southern swath of Ashburn became known as Brambleton with the construction of the 20148 post office. Adjacent to the formal Brambleton subdivision in the 20148 zip code are Loudoun Valley Estates and Broadlands.  
 
Heading west along Rte 7 from Ashburn is historic Leesburg, Virginia.  Leesburg is the county seat and home to several quaint Bed and Breakfast Inns, Antique Shops and Wineries.
 
Historic Leesburg is surrounded by numerous subdivisions.  We have broken these down into two regions, Lansdowne and Leesburg.  The Lansdowne area largely surrounds the Lansdowne Resort and Conference Center. Adjacent to the resort are the extremely well manicured Lansdowne and equally impressive River Creek neighborhoods.  Adjacent to these neighborhoods is Potomac Station. Surrounding the town of Leesburg are subdivisions such as Red Cedar, Exeter, Evergreen Meadows, Stratford, Kincaid Forest and Tavistock Farms. Neighborhoods such as Raspberry Falls to the north and Grenata to the south offer extremely upscale homes.  
 
West of Leesburg on Rte 7, the bustle of Eastern Loudoun County blends into the rolling serenity of the western part of the county.  Somewhere in between these two entities are the towns of Purcellville, Hamilton and Round Hill.  We have grouped these towns together on our Purcellville page.  There are numerous golf and equestrian oriented neighborhoods in this area such as Beacon Hill and Shenstone Farm.  
 
Just south of Dulles airport is the South Riding area. Located just west of Chantilly on Rte 50 heading towards Middleburg are the planned communities of South Riding, Stone Ridge and numerous other planned communities.
